Abstract

The Tambora Flat was first built in 1984 which was a rental vertical housing for low income group in Jakarta with 21m2 area per unit. In time past, part of the block has been transformed into owned residential unit. In 2014, part of the blocks in Tambora Flats are revitalized with a reconstruction into 36m2 area per unit and better supporting facilities. Currently, Tambora Flats have 3 different characteristics, namely Rusunami and Rusunawa Lama with 33 years old flats with relatively low quality and capacity while Rusunawa Revitalisasi with 3 years old flats with relatively better quality and capacity. The purpose of this study is to investigate the comparison of housing adequacy, occupant satisfaction and the residents’ affordability to move between the three flats in Tambora and how it relates to the propensity to stay. The result of comparative analysis shows that there are significant differences in the housing adequacy, residents’ satisfaction and affordability to move, and propensity to stay between the three flats in Tambora. The result of correlation analysis shows that the housing adequacy is significantly correlated with 7 variables of family and dwelling condition, while the residents’ affordability to move has significant correlation with 5 family socioeconomic variables, while the propensity to stay is significantly correlated with 2 variable of housing adequacy and residents’ satisfaction.
