Abstract

The property sector particularly an office rental business began to grow after a decline due to global financial crisis demand for office space slowly started to rising up. Several number of large companies began preparing to expand its business again. Thus, they need office space to run their business activity. This thesis discusses the feasibility of investment in office building construction project with rental system. The data obtained are used to make the calculation of investment assumptions, the assumption of loan, assumption of revenue and assumption of expenditure. Then based on these calculations will be calculated parameters to assess the financial feasibility evaluation, such as: IRR (Internal Rate of Return), NPV (Net Present Value), and Payback Period. To determine the sensitivity level of the parameter, sensitivity analysis is made. Sensitivity Analysis will be done on several factors such as tenant occupancy rates, construction cost, interests on loans, advances, equity ratio, and the tenants composition. The results show that the project is feasible to run because they still meet the expectations of project owners but quite sensitive. Therefore is advised to make an effort to raise the level of occupancy tenants because it is the most sensitive factor. Based on calculations, an alternative is to make this project more feasible to run and be not too sensitive.
