Company performace can be seen by financial performace. One of the financial performace evaluation tools is payback period analysis based on expected cash flow. Based on payback period analysis, PT Trimetta Griya Lestari has bad financial performace, because cash flow generated is not equal to the expected. Enhancing the performace of PT Trimetta Griya Lestari that operates in housing industry, steps in strategic management are taken. Analysis in this thesis dividedinto a few steps. First, evaluating company?s financial performace by using payback period analysis. Second, analyzing company?s external and internal environment. The last step is SWOT analysis. SWOT analysis is done by using the result of external and internal environment analysis to generate strategy toward the problem. After analyze strength, weakness, threat, and opportunity, the next step is making SWOT matrix that consists of strategies as result of judging strength, weakness, threat, opportunity, and threat. Based on SWOT analysis, the conclusion is: based on financial aspect, company should decrease the of the debt by finding new partner running business, apply ease credit policy toward the customers, and applying tight money policy. Based on marketing espects, company should increase marketing activities by promoting affordable house, and focus on selling house tipe 21. Based on operational aspect, company should consider rental house as an alternative business.
